RCDC were appointed to provide MEP and Sustainability services for RIBA Stages 2 to 4a for this new hotel development by Zedwell in central London. The design required full coordination to meet planning and statutory requirements while maximising energy performance and spatial efficiency.
The project features complex MEP demands, with a need to optimise service routes and plant areas to maximise functional space. Coordination across all disciplines was carried out using 3D BIM and clash detection to support a smooth progression through planning and into delivery.
A key design challenge was fitting plant and risers within a constrained footprint without compromising performance.
Sustainability inputs included an energy strategy, whole life carbon assessment, and BREEAM pre-assessment. Passive design, a fabric-first approach and low/zero-carbon options such as district heating were reviewed as part of early-stage design to manage overheating and reduce energy demand.
The scheme is targeted to achieve BREEAM certification, subject to final credit approval.
