RCDC were appointed MEP and sustainability consultants by Wokingham Borough Council to undertake a sustainability review for a new residential scheme. A project of 80 residential units, RCDC’s remit was to achieve the highest level of sustainability possible, within the projects budgetary limits.

The units were constructed using a panellised off-site modular concrete/insulation solution, providing a high level of insulation and air tightness. Inline with RCDC opinion, the site was fully electric, with a localised heat loop and HIUs in each apartment. A large array of PV was installed on the roof of the site.

The sites location provided some challenge, located between a busy road and a railway line. This meant that there were some acoustic challenges, however this were overcome.

Due to the sites highly insulated building fabric, significant work went into designing a natural ventilation solution for cooling, rather than utilising an mechanical cooling. This contributed significantly to the sites sustainability.
